I just got back into LEGO after a dark age and came up with this over the last
few days. I think it is quite good, but I would love to hear feedback even if
it is constructive criticism. My intention is to finish it and sell instructions
and put it on LEGO Ideas, because I think it would reach 10,000 supporters.

You cannot put it on IDEAS and sell instructions, that breaks their rules. Even
if it got to 10k votes, LEGO are unlikely to approve a Modular. They can come
up with ideas for Modulars without needing help.

I was kind of think it would break the rules. I just haven't read them yet.
And I know ideas modular buildings always get declined, part of me thinks that
maybe the previous ones just weren't good enough. But it would make sense
that they get declined because LEGO already had designers for them and then they
don't have to pay a royalty. But then there was market street back in the
day... so maybe there is a chance. Also, you would think that if they were not
going to ever accept a modular, they would just not let them through initial
moderation.

Correct me if I’m wrong:

Set No: 10182  Name: Café Corner {Cafe}
*
10182-1 (Inv) Café Corner {Cafe}
2044 Parts, 3 Minifigures, 2007
Sets: Creator: Creator Expert: Modular Buildings Collection
August-December 2007 according to Brickset

Set No: 10190 Name: Market Street
*
10190-1 (Inv) Market Street
1236 Parts, 3 Minifigures, 2007
Sets: Creator: Creator Expert: Modular Buildings Collection: Factory
2007 too.

And, by the numbers, they had

Set No: 10185 Name: Green Grocer
*
10185-1 (Inv) Green Grocer
2335 Parts, 4 Minifigures, 2008
Sets: Creator: Creator Expert: Modular Buildings Collection
in the pipeline already… or maybe it just came faster than Market Street.
So 1½ modulars, not a full series like now.

But, on your side, Tanja said in the webinar for the BDP Series 1 ( https://forum.bricklink.com/viewtopic.php?f=13&t=8329
) that they aren’t excluding modulars (or compatible buildings)… but they don’t
want us to propose buildings that have already been done by LEGO (don’t make
a Police Station or a Jazz Club…).
Not the same rules/judges as IDEAS but….

Anyway, nice building and good luck

Very good, but it is missing some details on the roof. Consider adding a small
garden or at least some vents.

On the window (not sure if this will be an improvement), try using

Part No: 6091  Name: Slope, Curved 2 x 1 x 1 1/3 with Recessed Stud
*
6091 Slope, Curved 2 x 1 x 1 1/3 with Recessed Stud
Parts: Slope, Curved {Black}
and

Part No: 67810  Name: Slope, Curved 2 x 2 x 1 1/3 Corner Round with Recessed Stud
*
67810 Slope, Curved 2 x 2 x 1 1/3 Corner Round with Recessed Stud
Parts: Slope, Curved {Black}
instead of

Part No: 3039  Name: Slope 45 2 x 2
*
3039 Slope 45 2 x 2
Parts: Slope {Black}
and

Part No: 13548  Name: Wedge 2 x 2 (Slope 45 Corner)
*
13548 Wedge 2 x 2 (Slope 45 Corner)
Parts: Wedge {Black}

Lastly, the street could use something such as trees/greenery, benches or a fire
hydrant.

It's very nice but I do think the color palette is a bit drab.
